FLORIDAHAVENRENTALS.COM TERMS OF SERVICE

    Thank you for choosing floridahavenrentals.com, a service offered by Florida Haven Rentals, LLC (“we,” “us,” or “our”). These Terms of Service (the “Agreement”) govern your use of the platform. By using this Service, you agree to these terms, which constitute a binding agreement. If you do not agree, you may not use the Service.

    After your booking is submitted, a separate Rental Agreement will be sent to your email from Florida Haven Rentals. Your reservation will not be finalized until this agreement is electronically signed and confirmed in our system.

    1. Service Overview

      floridahavenrentals.com manages vacation rentals directly. We handle all guest communication, bookings, and property care. Property owners are not involved in day-to-day management. For how we handle your data, please refer to our Privacy Policy.

    2. Eligibility

      By using our Service, you confirm you are of legal age to enter into contracts and agree to comply with these terms.

    3. Modifications to Terms

      We may update these Terms at any time. We’ll notify registered users of significant changes via email.

    4. Renter Responsibilities
      • Renters agree to follow check-in/out times, guest limits, and all property rules stated in the listing or rental agreement.
      • Guests must treat each property with respect. Damages outside of normal wear and tear may incur charges.
    5. Reservation Policies and Payments
      • Split Payment Eligibility: Bookings made at least 28 days before check-in and lasting 14 nights or more are eligible for split payments.
      • Payment Terms: Eligible bookings require a 40% deposit to secure the reservation, with the balance due 21 days before arrival. For all other bookings, full payment is required at the time of booking.
      • Cancellation Policy: Bookings canceled more than 7 days before check-in are fully refundable. Cancellations made within 7 days of arrival are subject to a 20% cancellation fee based on the total booking amount.
    6. Property Rules
      • Check-In/Out: Check-in is at 3:00 PM. Check-out is by 10:00 AM CST.
      • No Smoking: Smoking is prohibited inside all properties.
      • Amenities: Listings include basic supplies. Additional features may be available and are listed per property.
    7. Additional Fees and Charges

      Renters are responsible for charges due to damage, excessive cleaning, or missing items.

    8. Hurricane and Severe Weather Policy

      If a mandatory evacuation is issued, a refund will be provided for the unused portion of the stay.

    9. Content and License

      If property content (images/text) is submitted to us, you grant us a non-exclusive, royalty-free license to use it for promotional purposes on floridahavenrentals.com.

    10. Termination

      We reserve the right to suspend or terminate accounts for violations of these terms.

    11. General Conditions
      • Entire Agreement: This document contains the full agreement between you and us.
      • Governing Law: These Terms are governed by Florida law.
      • Severability: If any part of this Agreement is found invalid, the rest remains enforceable.
